Several of you have be asking “What they are building off of the intersection of 10 and Main Street?” We decided to dig into it a bit. Jean Robb of The Euless Times went straight to the city and and was told that The Great Wall Express will be back with a new building which will include a drive through. As of today May 18th 2018 we now know that the site is available. We talked directly to the owner Tony Thang Dinh. The Great Wall Express has not sealed the deal so the site is up for grabs. Here’s what you need to know about the site.
Premises: Approximately 2,152 square feet (1,944 square feet of ground floor and 208 square feet of the second floor) located at 100 W. Euless

Floor Area: Approximately 2,152 square feet of Floor Area, with the ability to have a small sidewalk patio seating area with a retractable awning
for western sunset.
Primary Term/Option Periods: Primary Term of five years with one five years Option Period.
Rental Commencement: Rent shall commence as soon as the white box building final inspection is passed.
Minimum Annual Rent: Base rental for the Leased Premises shall be thirty five dollars ($35.00) per SF plus triple net. The AC/Heater areas are applied, which is 2152SF. Rent rate remains unchanged first 5 years. Rent: ($35 x 2152 SF) / 12months = $6276 NNN: $7 per SF on AC area. ($7 x 2152) / 12 months = $1255
